Bullet #1:  A solid, recent loan pre-approval from a major lender;

Bullet #2:  Cash for an earnest-money deposit of at least 1% of your offer amount (some sellers require 3%).

Bullet #3: Proof of available funds (bank statement, line of credit, etc.) to cover your down-payment & expected closing costs.  

NONE OF THESE SELLERS (remember, they are institutions) will even consider an offer with strings attached, other than to (typically) grant an inspection/cancellation period (typically 10-14 days).
